WHEREAS the undersigned, hereinafter referred to a "Declarant" is the owner, developer and sub-divider of all the Lots in COBBLESTONE SUBDIVISION, a residential subdivision to the City of Fayetteville, Arkansas, hereinafter to as "COBBLESTONE SUBDIVISION", by execution hereof, enters and declares the following assurances, covenants, and restrictions wih respect to the Subdivision.
